The following Terms and Conditions regulate the sale on the website villacentia.com owned by Ciubecca S.r.l., with registered office in San Gimignano (SI), Via Canonica 16, località Il Monte, 53037, Chamber of Commerce of Siena With VAT number IT‭01468550528‬ and owner of Villa Centia.

The T&Cs are regulated by Italian law and in the event of any conflict the competence and jurisdiction is of the Foro of Siena. 

When making a reservation, the guest enters into a contract with Villa Centia, and hereby accepts the conditions stated below. 

The T&Cs apply to all sales processed by Villa Centia on the website and can be changed and/or modified at any time. Changes and/or new conditions will be valid starting from the date of their release on the website. The applicable conditions are those in force at the date of booking.

The guest agrees to only use the property as a private vacation residence and to not allow any improper or illegal purposes.

Reservations

When booking Villa Centia, a 30% advance payment is required to finalise your reservation.
Your reservation will be confirmed when the payment is received and a confirmation is issued.

The minimum stay per booking is one week, running from Saturday to Saturday, with check-in from 4 PM and check-out by 10 AM.
For check-ins after 8 PM, an extra charge may apply.

If fewer people than in the original reservation are travelling, there will be no reduction in the charged price, nor will any refunds be issued: the prices on villacentia.com are fixed for one week rental for a maximum of 12 people.
In any case, the number of people staying at Villa Centia throughout the rental period must never exceed the number of sleeping places (12) indicated in the property description. Exceptions can be made for children under the age of two years old, provided they are sleeping in a crib or cot. Kindly inform us at the time of booking whether an infant will be travelling with you. 

If for any reason, your reservation is shortened by a late arrival or early departure, we are not held liable and no refund will be issued.

If you have any special request, please let us know at the time of booking. We do not guarantee that they will be met and we cannot be held liable if they are not.

If, once confirmed, the reservation needs editing in any way, the lead guest should inform Villa Centia in writing as soon as possible.

In addition to this, Villa Centia is located in a prime location in the countryside and cannot be held liable in the case of any construction or man-work in the surrounding areas and villages.

Price and security deposit

The prices on our website are final, and VAT included.
Villa Centia hereby reserves the right to change the prices at any time, without prior notice. The price charged to the Guest will be the one listed on the website at the time the reservation is placed.
In order to secure a reservation, we will require an advance payment of 30%, and if not received, the reservation will automatically be cancelled. The remaining 70% balance has to be settled within 90 days from the guest’s arrival.

The price of Villa Centia will be confirmed at the time of booking, and will not change once the reservation is confirmed, unless edits are made to the confirmed reservation.

We reserve the right to determine the price of Villa Centia and whether or not a reservation is confirmed. We endeavour to ensure that all of the information and prices on our website are accurate – however, we reserve the right to correct prices and other details in case of errors from our side. The current price and all other details must be checked at the time of booking.

A security deposit of € 1.000,00 is required to be paid with credit card at check-in. The security deposit will be fully refunded at check-out unless any damage or loss to the property will need to be deducted from it.

2.1 What is included in the price?

The price of the reservation includes the rental of Villa Centia, Wi-Fi, air conditioning or heating, cleaning services (up to two hours for three days a week) for the common space, electricity, washing machine and dryer, swimming pool (heating not included - extra charge will apply), spa, baby cot/crib, highchair, house linen and towels, swimming pool towels, assistance 24/7.

Once the reservation is confirmed, we will be sharing a list of extra services and activities (ie. wine and bike tours, chef’s services, car hire, spa treatments). We strongly recommend booking these well in advance.
The payment will be made directly to the supplier. Any reservation of such services constitutes a contract between the guest and the supplier: Villa Centia cannot be held responsible for any complaints which may arise locally.

Payment schedule

When booking Villa Centia less than 12 weeks (90 days) before the rental period, the full amount has to be paid in order to confirm the reservation. 

When booking Villa Centia more than 12 weeks (90 days) before the rental period, an advance payment of 30% has to be paid in order to confirm the reservation. The remaining balance should be settled within 12 weeks from the rental period.

The same schedule applies for reservations made for the following year.

Reservations made more than 91 days before the first day of rental
– 30% advance payment at the moment of booking
– 70% balance within 90 days from your first day of stay

Reservations made less than 90 days before the first day of rental
– 100% payment at the moment of booking

If full payment is not received on time, this will result in a cancellation from the guest’s side and will forfeit the right to receive a refund. Consequently, cancellation charges and transaction fees will become the guest’s responsibility.

Payment methods

Invoices are issued and payments are only accepted in Euros (€).
Accepted payment methods: Visa, Visa Delta, MasterCard, American Express credit or debit card, bank and wire transfers.
Cheques and bank drafts are not accepted.

Cancellation policy

If the reservation needs to be cancelled, the lead guest should notify us in writing via email.

Refer to this refund-scheme in case of cancellation — 

91 days before arrival – 100% refund
60 days before arrival – 70% refund
30 days before arrival – 50% refund
29 days before arrival – no refund

In case of a refund, Villa Centia reserves the right to apply a booking cancellation management fee of 5% to cover the transaction fees. 

Cancellation by Villa Centia and force majeure

In the case of unforeseeable circumstances of force majeure events, a part or all of your booking may have to change, even after departure. Villa Centia shall not be held liable for any refunds, nor shall pay any losses, costs, or expenses incurred as a result. For this reason, travel insurance for all guests is highly recommended.

In the case of cancellations made by Villa Centia for reasons not dictated by force majeure, all funds paid will be refunded. Nevertheless, Villa Centia won’t be held liable for any other losses, costs or expenses incurred as a result. 

Refund methods may differ from the guest’s payment method.

Safety, damage and right to repair

Although Villa Centia and the surrounding areas are safe, guests are advised to always secure any item of value in the safe. 

Guests should also secure the residence by closing all doors and windows when not on site and don’t leave items of value outside. 

Guests agree that Villa Centia will not be held responsible for any theft or loss and shall provide prompt and detailed notice to the manager in case of damage or disrepair affecting the property.

Guests will be held responsible for any property damage arising out of the use and occupancy of Villa Centia. 

Guests ensure that the property is left in the same condition as found upon arrival and agree that the lead guest will be financially responsible for any and all necessary replacement and repair costs of any damage. The damage’s cost will be charged or deducted from the amount held as security deposit.

Smoking is not permitted anywhere inside the Villa. All costs to remove any smoke odour or stain will be billed to the guest.

Guests should be aware that there are certain inherent risks of personal injury, accident, death, lost, stolen or damaged property for which Villa Centia and the owners are not responsible, and for which they do not accept any liability or responsibility.

The swimming pool has no fence and its use is at the sole risk and responsibility of the guests. All children must be supervised by an adult at all times.

Moreover, the guests have access to the property as an accommodation and may incur in safety risks while using any equipment or device, including but not limited to, swimming pool, spa, saunas, sports equipment, kitchen equipment whether located on or off the property, or if supplied as a convenience at the guests' request. 

Guests also acknowledge that even though Villa Centia and its managers may arrange third party services on behalf of the booking party, guests shall look solely to such third party providers for any injury, accident, death or damage and the property or its managers shall have no liability or responsibility for arranging those services. This agreement is not intended as a full list of all possible risks and hazards.

For the guests’ safety, video cameras are active and recording on all external areas of Villa Centia. The recordings are stored in an external server that will only be accessed in case of emergency for ten days, after which they are automatically deleted.
